Which Mumbai locations are included in the portfolio?
The development programme covers Carter Road in Khar West, Santacruz West and Versova. Located on Carter Road, Platinum Oceanic has approximately 45,000 sq ft of carpet area available for sale, while Platinum Stellar has 39,000 sq ft of carpet area for sale at its site on Santacruz West’s Main Avenue.
In Model Town, Versova, Platinum Vibe has about 67,000 sq ft of carpet area available for sale (Hindustan Times). The fourth project will redevelop Jai Versova Society, close to Versova beach, with approximately 75,000 sq ft intended for sale.
All four developments sit within the Coastal Road belt, where Platinum Corp says its footprint is expanding. Ratanghayra said Platinum Corp’s growth strategy applies financial discipline to capital deployed into ultra-luxury housing, enabling the company to build scale.
“The focus is on maintaining financial discipline, aligning capital deployment with construction milestones and converting this development potential into sales and collections.” — Vishal Ratanghayra, Founder and CEO, Platinum Corp
The four developments are at different stages: Platinum Oceanic, Platinum Stellar and Platinum Vibe are ongoing, while Platinum Corp has recently commenced work on the proposed Jai Versova redevelopment (ETRealty.com). In the company statement, Jai Versova is presented as a flagship sea-touch redevelopment that has not yet been named.
How is the ₹260 crore investment financed?
The funding mix includes ₹100 crore from internal accruals and ₹160 crore through institutional funding. ICICI Venture Fund, Bajaj Finance and AU Small Finance Bank are the named providers of the institutional funding.
According to the company statement, capital deployment is being aligned with construction milestones. The staggered schedule ties capital requirements to construction progress, helping the group coordinate sales planning and collections across its portfolio.
Neither report states project-level buyer payment schedules. The published information also does not identify an escrow arrangement, cancellation terms, guarantees or another buyer-protection mechanism for any of the four developments.
When are possession and completion expected?
Possession of Platinum Oceanic is scheduled for the end of 2027. Platinum Vibe and Platinum Stellar are expected to be completed by April 2030, creating two distinct completion dates within the ongoing portfolio.
A sale launch for the Jai Versova redevelopment is planned towards the end of 2026. According to Platinum Corp, completing the project could take four years or more.
Platinum said the staggered schedule allows capital to be allocated against construction progress and supports planning for sales and collections across the four projects. Taken together, the announced schedule runs from a Jai Versova sale launch towards the end of 2026 to Platinum Oceanic possession by the end of 2027 and completion of both Platinum Vibe and Platinum Stellar by April 2030.
What has Platinum disclosed about risk and buyer protection?
The announcements provide funding sources, carpet areas and broad completion dates, but they do not set out buyer payment milestones, cancellation terms, guarantees or Platinum Corp’s previous handover record. The disclosed information is focused on project scale, funding and development scheduling rather than contractual protections for purchasers.
Platinum has also emphasised financial discipline and its intention to deliver projects within planned timelines. As local connectivity strengthens and the area develops, Ratanghayra said, Platinum Corp sees opportunities to build a stronger presence and complete projects according to the planned timelines.
The company has stated that the Jai Versova redevelopment is already under way, with sales expected towards the end of 2026 and completion taking at least four years.
